DADU Overlay Bill

A new bill has been introduced by Metro Council that specifically addresses short-term rentals. BL2021-620 would create a new overlay that permits construction of Detached Accessory Dwelling Units (DADUs) in single-family residential zones within an Urban Zoning Overlay. This overlay could be applied at the neighborhood or block level, and would be required to include a minimum of 30 contiguous lots. While allowing DADUs to be added, the bill explicitly restricts their use as owner occupied short-term rentals.

The bill passed first reading at Metro Council on February 2, 2021 and second reading on March 2, 2021. The bill passed into law at the third (final) reading on May 18, 2021.

This is the 37th piece of legislation impacting short-term rentals in Nashville.
